Property market analysts said the government’s decision to raise the Home Development Mutual Fund (Pag-IBIG Fund) housing loan ceiling to P10 million is expected to expand the pool of homebuyers in the mid-market residential segment, according to a report by BusinessWorld

The higher loan cap allows more Filipino families to finance larger homes, particularly in urban and peri-urban areas where mid-market demand is concentrated. Analysts noted, however, that the actual impact on the market could be tempered by high land values and construction costs, which affect the affordability of new developments.

They added that sustained growth will depend on how developers price their projects, the rollout of transport infrastructure, and the integration of housing with broader urban development plans. Without these supporting factors, the loan ceiling increase alone may not translate into a significant rise in mid-market home sales.
